"The Exchange development will wrap up the remaining Medical Center Parkway developments between Thompson Lane and Interstate 24," said Ross Bradley, vice president of development for Murfreesboro-bases TDK. "This kind of closes that chapter."

The estimated $80 million project also includes the "Vintage Exchange" development for 232 apartments in four four-story buildings will offer 16,920 square feet of ground floor retail spaces for restaurants, coffee shop, ice cream parlor, clothing store and other builders, Bradley said.

Future residents of the Vintage Exchange project could even enjoy close proximity to the popular boutique grocery store Trader Joe's that Murfreesboro Mayor Shane McFarland confirmed is coming at the corner of Medical Center Parkway and Robert Rose Drive.
Bradley declined to identify the name of the tenant for the specialty grocery store that's expected to be completed by April 2025. He expects an announcement soon from the future tenant for a food retailer that's also part of the development.

Commuters will also gain a shortcut road from the TDK residential and commercial development , "The Exchange," to relieve congestion on Medical Center Parkway.
The pending shortcut that should be completed by April 2025 or sooner will stretch from Robert Rose Drive to the Maple Grove Drive that connects to The Avenue Murfreesboro shopping center, Bradley said.
“Hopefully, we’ll alleviate a lot of traffic at this busy intersection,” Bradley said.
The specialty grocery store property also will include an access road on the west side that connects Medical Center Parkway to the planned shortcut road that leads to the Vintage Exchange apartment buildings.

Amenities abound with three Vintage projects on west side
TDK has built two other apartment complexes off Medical Center Parkway: Vintage at The Avenue with 203 units; and Vintage Gateway with 263 units .
All three Vintage projects on the parkway provide "walkability" for people to shop, dine and work instead of always having to drive on Medical Center Parkway, Bradley said.
The new plans for 232 apartments with one- or two-bedroom options will offer the future tenants an outdoor pool in a courtyard area and a fitness center.

In addition to the shortcut road and Vintage Exchange plans, TDK has longer-term plans for a commercial building that will offer up to 62,000 square feet of space and no less than than least 12,000 square of office space. The future commercial building can provide up to 8,000 square feet of ground floor retail spaces for restaurants and shops, and will be located behind the specialty grocery store, Bradley said.

TDK may relocate its existing offices off South Church Street in Murfreesboro to the future office building that will range in height from 2 to 6 stories, Bradley said.
"We want to bring some great jobs to Murfreesboro," Bradley said.

The shortcut road that TDK is building fulfills a long-term city government plan that former Transportation Director Dana Richardson advocated to help commuters go from The Avenue Murfreesboro to Stones River Town Centre (formerly Stones River Mall) and other shopping centers.
The city also built its own shortcut road using Gateway Boulevard and a roundabout between Robert Rose Drive and Medical Center Parkway to relieve congestion on Thompson Lane.

Mayor McFarland is pleased that TDK has agreed to build the new shortcut road that will help relieve congestion on Medical Center Parkway.
The city also is helping Medical Center Parkway congestion by widening the road from four to six lanes, the mayor said.
"Of course, as soon as you add a lane of traffic, people start using that," McFarland said.

The city also is working on plans to widen Wilkinson Pike to three lanes on a road that stretches from Thompson Lane to Greshampark Drive, which connects to Medical Center Parkway, the mayor said.
The city further plans to reroute the dangerous Asbury Lane intersection at Medical Center Parkway to move commuters to a roundabout that leads to a traffic signal at Conference Center Boulevard and the parkway and Wilkinson Pike.
"That's something that's sorely needed," McFarland said.
