    Trees were removed in the Grande Dunes area to make way for new development. What we know

    With new developments around the Myrtle Beach area, residents often see familiar sites as they drive around.

    Plots of land formerly covered with trees are clear-cut, the branches and roots stacked into massive piles. A sign of the construction company or contractor responsible for prepping the site for development faces the road while heavy machinery sets to work.

    The Grande Dunes area is no exception, as site work started on about 25 acres of land next to Hook & Barrel at 8014 North Kings Highway B in Myrtle Beach. The property is getting developed for a single-family home project by national home-building company Lennar, said Grande Dunes Properties Real Estate Agent Mark Fales.

    Lennar is also involved in the more than 400 townhomes planned for the now-closed Myrtle Beach Speedway in Carolina Forest. Lennar’s Myrtle Beach office did not return a request for comment before publication.

    According to a sign on the property, Conway’s King Construction Services, Inc. did the site work. According to Horry County Land Records, the land, with a nearly $9 million market value, was divided into two separate parcels.

    The new project is one of two significant developments near the ocean in the Grande Dunes area. On the other side of Grande Dunes Boulevard, between North Kings Highway and North Ocean Boulevard, the Promenade at Grande Dunes is another property opening in the Myrtle Beach area. The Promenade features 85 townhomes ranging from $699,900 to $744,900, with the estimated first phase of construction expected for completion in January 2025.

    Indeed, Grande Dunes has looked at developing the area, including the Promenade and Lennar projects, since at least 2021. The former Burroughs & Chapin creation , which the company sold in 2013 , released a planned unit development in 2021 .

    While it’s unknown if the planned developments listed in the proposal are still under consideration, the presentation states that Grande Dunes was actively planning projects for about 145 acres of property, including about 36 acres of land used for the Promenade and Lennar projects.

    The Lennar and Promenade projects were referred to in the package as ‘Promenade 8’ and ‘Promenade 6’.
