The Puget Sound region as a whole is experiencing a suppressed office market, with fundamentals underperforming. The market-wide vacancy rate has now increased for the tenth consecutive quarter, and net absorption totals were negative 1.5 million square feet for the first half of the year. Additionally, asking lease rates dropped by 4 percent year-over-year. These trends are particularly pronounced in Seattle, the region’s largest market, which is struggling with elevated levels of remote and hybrid work, reduced foot traffic (50 percent lower than pre-COVID levels), and the lowest occupancy rates in the area.
