So ask yourself, Russia did $b of damage so what is something best for both. Give land to Russia and not have them pay for the damage they caused? Now adjust those parameters back and forth. There is no agreement that is good for both. Russia needs to PAY. So far they've pay with with blood and equipment. Let them keep paying. It is getting interesting now that Russia cross border assets are getting destroyed.
