More homes pitched for 120-acre Dublin residential development

DUBLIN, Ohio ( WCMH ) — A central Ohio housing developer is moving forward with plans to continue building out a 120-acre neighborhood in Dublin.

Columbus-based Homewood Corp.’s proposal calls for the construction of a third section within Avondale Woods, a residential development in southern Dublin. Once completed, the new section would be home to 26 single-family homes built on 12 acres to the west of Langley Drive and Scarlett Lane.

Construction on Avondale’s first and second sections has already started, with this proposal aiming “to seamlessly extend onto the existing community with the addition of section three.”

“The layout of the development emphasizes a single community composed of both homeowners and rental residents,” the proposal states. “There are no barriers between the different housing types or Sections, and the recreation paths link all the open space amenities including the community center and swimming pool which is also a joint resource for all residents.”

The 26 single-family homes will be comprised of “traditional architecture” and will include “elements that seek to convey a welcoming neighborhood feel or more simple times,” the proposal states. Homewood notes that the colors, materials and architectural features will link all of the Avondale housing types.

Dublin’s Planning and Zoning Committee recommended approval of the proposal’s final development plan on Sept. 19. Homewood’s proposal will also need to be reviewed and approved by city council before construction can begin.

Avondale is one of several proposed developments moving through Dublin’s approval process, including “Irish Village,” another mixed-use proposal that would sit next to Ballantrae Community Park . The village is being proposed by Stavroff Land and Development, the same developer suing the city of Dublin and alleging private property rights were violated when its shopping district overhaul was rejected .

Another vacant Dublin site sandwiched between office buildings could soon see construction on a mixed-use development with a five-story apartment building, retail, a restaurant and a dog park . Plans call for the development to be built on a 16-acre site at the northeast corner of Emerald Parkway and Woerner Temple Road owned by VanTrust Real Estate.

Developers are also proposing a series of apartment buildings on 18.9 vacant acres on Blazer Parkway , between Metro Center and the Blazer Research District. The conceptual plan calls for six residential buildings totaling 330 units, an increase of 30 units from the initial submittal to the planning and zoning commission .
