    From Crane Collapse to Luxury Living: Hell’s Kitchen’s The Maybury Hits the Market with a New Identity

    A Hell’s Kitchen high-rise that became famous for a crane fire and collapse is now hitting the luxury apartment market with a brand new name, The Maybury.

    The 46-story tower at 550 10th Ave (bw W40th and W41st St) will include 453 apartments, roughly 70% of which (315) will be leased at market rate, while the other 30% will be “affordable” units, according to a press release from the Gotham Organization , who are developing and marketing the building.

    The choice of name, “Maybury,” an old English word that means “fortified place,” may have been chosen for the battle between locals (who call the area below W42nd Street Hell’s Kitchen) and property developers and realtors who want to designate it Hudson Yards.

    The building will comprise studios, one- and two-bedroom apartments, and 28 “micro-units” each measuring 315 to 350 square feet and featuring a built-in bed and sofa. That’s still a lot of room to stretch out in, compared to the ultra-micro 95-square-foot apartments some NYC Gen Zers are living in (not including this reporter!).

    While rental prices haven’t been released yet, a one-bedroom apartment in the neighboring luxury tower across the street, 555TEN , currently goes for $5,495 per month, while a two-bedroom could set you back up to $8,500. That building, which was struck by the Maybury’s fiery crane when its boom and 16-ton load crashed last year, experienced nearly $83 million in damages, W42ST reported last week .

    The Maybury’s units are all designed by Handel Architects and will feature “luxury quartz countertops” and “panelized top-of-the-line appliances and window treatments.” Panoramic views of the city and Hudson River could, in future years, provide an optimal viewing location for July 4th fireworks .

    Amenities will include a 45th-floor cocktail lounge, outdoor terraces, a fitness center and yoga studio and a 24-hour staffed lobby.

    Gotham Organization Development President Bryan Kelly said in a statement:  “Hudson Yards is an exceptional neighborhood in New York City, one that offers unmatched access to some of the best restaurants, retail and office space.”

    Gary Handel, a managing partner at Handel Architects, said he wanted the building to “fit into this neighborhood and context,” which is expressed in “sculpted brick red metal, with subtle shifts in the panels that create a dynamic feel while reinforcing a residential scale.”

    Covenant House had its longtime headquarters in at 550 10th Avenue until Gotham Organization bought the original property for $80 million . As part of the deal, the developer worked with the non-profit to build a new ground-up 80,000-square-foot facility next door dedicated to fulfilling their mission. The organization, which provides support to youth experiencing homelessness and survivors of trafficking, is now around the corner at 460 W41st Street.

    The Maybury’s ground floor will feature 9,000 square feet of retail space. It is located across the street from Superior Gourmet Marketplace and Hudson Yards Success Academy — and next door to Yotel and Green Room 42 .

    Executives and workers from companies including Wells Fargo, JPMorgan Chase, Amazon and L’Oreal at nearby Hudson Yards are likely to find the Maybury a convenient location to live.
