    These 5 ‘Owning Manhattan’ properties haven’t sold since hit Netflix show—here’s why

    As Ryan Serhant and his team of luxury real estate agents celebrate the successful debut of their new Netflix series, “ Owning Manhattan ,” there is still work to be done selling properties featured on the show that remain unsold today.

    We already showed you some of the residential and commercial properties from Season 1 that have sold , so we followed up with Serhant about the ones currently for sale to find out why these spectacular homes haven’t been snatched up by the buyers with very deep pockets.

    “New York City has some of the most expensive real estate in the world, which means there are only so many buyers,” Serhant tells Realtor.com . “It’s all about finding the right fit. These homes all have unique features and their own personalities, and now they’ve been shown all over the globe to millions of households through Netflix, so it’s only a matter of time before the right person sees it and makes a move.”

    From the tallest residential tower in the world to a penthouse with beach house vibes in the center of New York City—and even some properties priced under $1 million—take a look at five “Owning Manhattan” listings that have yet to find an owner.

    1. Central Park Tower Penthouse, 217 West 57th St., New York, NY

    Listing price: $250,000,000

    Current price: $195,000,000

    The one above it all: At 1,416 feet above New York City, Serhant calls the three-story penthouse at Central Park Tower “the true definition of a trophy penthouse.”

    It is quite literally the highest residence in the world—so high, in fact, Serhant says, “You’ll see helicopters fly beneath .”

    The seven-bedroom, 11-bathroom triplex has a 17,545-square-foot interior and 1,433 square feet of outdoor space with unobstructed views on all sides. Its spiral staircase took “years to design and construct” and looks out through “some of the largest single-paned pieces of glass in the world.”

    The condo even contains a grand ballroom and 27-foot ceilings, while the building boasts the fastest residential elevator on the planet and a private club and restaurant called 10 Cubed that’s “curated by three Michelin-starred chefs.”

    Serhant listed the place in September 2022 for $250 million and reduced the price to $195 million in September 2023. He told us on May 30, 2024, that there have been multiple offers, but he and his team continue to seek a buyer with a big enough budget to move to the block known as Billionaire’s Row.

    2. 67 Franklin St. Penthouse, New York, NY

    Listing price: $12,000,000

    Current price: $12,000,000

    The crown jewel: This four-bedroom, 3.5-bathroom, 3,809-square-foot penthouse sits atop the landmark Cast Iron House in Tribeca and has 1,510 square feet of exterior space.

    While the ornate building was completed in 1881, the penthouse apartment got a modern makeover in 2019 by Pritzker Architecture Prize winner Shigeru Ban, “a very famous Japanese architect who’s only ever done one other building in New York,” according to Serhant listing agent Jordan Hurt.

    Light, neutral colors are used throughout the open-concept living room, dining room, and kitchen, where Bianco Oro marble countertops imported from Italy and Gaggenau appliances are just two of the home’s many fine finishes and features.

    Hurt acknowledges that the penthouse’s “basically new construction” feel has pros and cons when it comes to finding a buyer.

    “Listing a property this unique is amazing because it’s literally one of a kind,” he says. “However, it’s so specific that not everybody wants a Malibu beach house in the middle of Manhattan.”

    The 67 St. Franklin St. penthouse was listed in 2022 for $12 million and remains that price today.

    3. The Huron, 29 Huron St., Brooklyn, NY

    The rooms with a view: The Huron is a pair of 13-story condo towers along Brooklyn’s waterfront that Serhant says is “one of the biggest new development projects we’ve done as a company.”

    Season 1 of “Owning Manhattan” shows Serhant reaching $103,650,000 in presales of the new development’s 171 units. Today, the building “is over 70% sold,” and Team Serhant is now seeking more buyers for a total sellout. The remaining available inventory includes studio and four-bedroom condos with “massive midtown views.”

    Developers recently unveiled a suite of luxe wellness-related amenities. One of the perks? That would be a 50-foot, indoor, saltwater pool and pool area styled with “gorgeous crystals selected for grounding and healing qualities.”

    There is also a pet spa; an 8,000-square-foot, private park and playground; an outdoor movie screen; a landscaped rooftop; a resident lounge; and coworking spaces. Plus, the furniture was intentionally sourced by Brooklyn makers and artisans.

    Buyers who bought before listings went live in November 2023 snagged a deal, as starting prices have gone from $750,000 to $800,000.

    4. 60 Greene St., Apt. 4, New York, NY

    Listing price: $9,450,000

    Current price: $8,950,000

    The luxe loft: Serhant was “an inch away from” closing a $9 million, all-cash deal on this SoHo pad on the show; but the up-and-coming real estate agent he brought on to help blew it by offending the potential buyer when he questioned their ability to purchase the property’s luxury furniture.

    While that offer fell through, Serhant says the fine furnishings (from high-end brands like Roche Bobois) might be key to courting a new buyer.

    “The beautiful home helps the home sell,” Serhant explains. “People are like, ‘I want it just like this. Can I take all the furniture as part of my offer?’”

    Beyond the furniture, this two-bedroom, three-bathroom, 3,918-square-foot, open-concept apartment is “beautifully renovated” and “set up as an entertainer’s loft.”

    There’s a wood-burning fireplace with backlit onyx, a home office converted into “a space for a fantastic wine and liquor collection,” and a primary suite Serhant describes as “Bergdorf Goodmans meets spa.”

    The loft was first listed for $9,450,000 in May 2023 and reduced to $8,950,000 in March 2024.

    5. 132 East 36th St., New York, NY

    The classic brownstone: When it comes to New York City real estate, brownstones are as synonymous with the Big Apple as the iconic skyscrapers that make up the Manhattan skyline—and this brownstone is one for the books.

    Spread over seven floors, this six-bedroom, 8.5-bathroom, 7,113-square-foot stunner is stacked. There’s an elevator to the primary suite, five working gas fireplaces, and five outdoor spaces, including a rooftop terrace with protected views of the Chrysler Building and One Vanderbilt.

    On “Owning Manhattan,” Serhant listing agent Tricia Lee planned to put the place on the market for $7,980,000 but ended up listing it for a smidge more, at $7,988,000.

    All eight episodes of Season 1 of “Owning Manhattan” are available to stream on Netflix.
