    The Only Apartment in N.Y.C. Designed by Architect Vincent Van Duysen Just Listed for $30 Million

    Belgian architect Vincent Van Duysen has made his name designing sublime homes all over the world, but to date he’s only created one private residence in New York City. Now, that Manhattan abode has popped up for sale with an asking price just shy of $30 million. Stephen Ferrara and Clayton Orrigo of The Hudson Advisory Team at Compass hold the listing.

    The five-bedroom penthouse is perched atop 54 Bond Street, a cast-iron landmark building that was the former site of the Bowery Lane Theatre. Measuring an impressive 6,000 square feet, the elegant and sedate pad was given a warm, minimalist refresh by Van Dusen, who’s also best known as the creative director of Itay’s Molteni&C . “No detail goes untouched in this thoughtful renovation,” notes the listing.

    The NoHo triplex has the award-winning, Antwerp-based architect’s sophisticated stamp all over it. The interiors come together to create a less-is-more kind of vibe thanks to French oak floors laid in a chevron pattern and tons of natural stone, including sandblasted limestone and honed Carrara marble. You’ll also find metal details executed in dark bronze to bring contrast. “My colors tend to be desaturated and mostly derived from nature,” Van Duysen told Architectural Digest in 2018. “I like to create a symphony of elements.”

    Occupying the top three levels of the six-story condo, the penthouse itself is entered on the fourth floor, which holds all of the public areas. The main entrance hall connects to the grand living, leading to the library and wood-paneled chef’s kitchen. Interestingly, the multi-functional library was configured as a playroom and formal dining area all in one. The fifth floor is where all the bedrooms are, including the swanky cashmere-line primary suite.

    Under Van Duysen’s plan, the apartment has new structural beams on each floor, updated HVAC systems, extensive smart home controls, and a whopping 28 oversized sound-proof windows. The place is also decked out with a curated mix of custom and vintage furnishings, as well as architectural lighting fixtures and Van Cronenburg hardware.

    The apartment’s pièce de résistance is its private roof deck, which includes special touches like landscaping by renowned Dutch garden designer Piet Oudolf . The rooftop terrace has been transformed into a sprawling al fresco living and entertaining space featuring a lounge, a covered area that creates a bit of intimacy, an outdoor kitchen, a fire pit, and a even spa area equipped with a sauna and a hot tub.
