The Final Phases of The Traditions Approved

A Plan Ten Years in the Making Will Soon Be Completed

Changes to the final phase of The Traditions neighborhood in southwest Forsyth County were approved in 2019, and construction is slated to begin this year. The massive community off Highway 9 near Majors Road has been under construction for over ten years.

At this point, Lennar at Traditions, an almost secluded neighborhood in the larger 182-acre tract, is under construction. With its own swim-tennis and clubhouse, this section mostly comprises attached and detached townhouses and condos.

Amenities in The Traditions include a pond with a fishing dock, pools and tennis, an outdoor fireplace area, a playground, multiple parks, and walking trails, with convenient access to the Big Creek Greenway.

Sidewalks from both the side and front entrance to The Traditions was built to connect residents safely to the Greenway at the corner of Hwy 9 and Castleberry Road. This is just across the street to the entrance to the massive Fowler Park which has every amenity one can imagine other than a swimming pool.

The final section closest to Majors Road and Hwy 9 will include 60 age-restricted, detached, single-family units along with 7,000 square feet of single-story office, 28,000 square feet of retail, restaurants, and shops.

When we initially looked at this neighborhood before buying in the nearby Orchard of Big Creek subdivision, we were told that the retail shops and restaurants have been planned all along and were a selling feature of The Traditions. Rumors of this section have been on and off again over the years, but it looks like they will finally come to pass.

The images below show an early satellite view of The Traditions with the new area plan underneath. That section will be constructed to the east of the Lennar area extending to the intersection of Hwy 9 and Majors Road. Regular motorists will know this location well as it has been the site of a mountain of fill dirt for years.

This part of Forsyth County has been booming for years, and construction continues to flourish. Just across Hwy 9 from the new section will be Sterling Estates, an assisted and independent living complex.

To the west of The Traditions, across Castleberry, is the new Brookemeade subdivision, just beginning construction. Further north up Hwy 9 will be an extensive mixed-use development which will also begin construction this year.

This part of Forsyth County has seen a building boom over the last ten years for several reasons. It is the closest area to Atlanta with the low property tax benefits of Forsyth County. In addition, Forsyth waves school taxes to residents over 65 years of age. This cuts 80% of the annual tax bill out.

Fowler Park and the Big Creek Greenway are also local attractions offering acres of outdoor activities and miles of walking trails. This section of the county is about equidistant between Cumming and Alpharetta, making both cities' amenities convenient. Finally, it is only a couple of miles to GA-400, with access not only to Atlanta and the airport but employers such as Hewlett Packard, AT&T, Verizon, and Siemens.

Upscale shopping is just minutes away in modern outdoor village-like mixed-use facilities like Vickery Village, Avalon, the brand new Halcyon, and The Collection. Some of the latest and best schools in the metro area are served by this area, including Midway Elementary, DeSana Middle, and Denmark High schools.

This final phase of The Traditions will add a much-needed boost to the historically rural area while leaving plenty of green space and parks to enjoy outdoor living.
