    Holiday Moratorium for Eviction Lockouts December 18 - January 1

    The Sheriff's Office confirms holiday hold on lockouts + resources for residents and landlords

    Here is some good news for residents who may be going through the eviction process. The Legal Clinic for the Disabled announced that The Philadelphia Landlord-Tenant Office will not conduct lockouts from 12/18/2023 to 1/1/2024. However, lockouts will resume on 1/2/2024. Now, some families can breathe a sigh of relief until the new year.

    I spoke to the Lieutenant in charge of scheduling for the Sheriff's Civil Enforcement Unit and he confirmed the moratorium dates except for "emergency evictions". He said if residents had questions, they could call 215-686-3542.

    Please be advised that landlords can and some probably will file and post eviction notices during the holiday moratorium. However, unless it's an emergency eviction - lockouts in Philadelphia won't resume until January 2, 2024 from the Sheriff or Landlord Tenant Officers.
