As a person who has worked in property management for years in Birmingham, I feel uniquely qualified to add some context. A key piece of missing info here is that the $1,600 monthly rental average is for a 1x1, not something that's really suitable for roommates to split unless they're a couple. Also, in order to even qualify for these units, a person has to prove that they make 3x the rent monthly. For a $1,600 apartment, a person has to make $57,600 a year to even be considered.

Trumps executive order.. Opportunity zones. Look it up if you didn't believe. Made it easy for the rich to buy up homes, fix them and raise prices. Increasing area property value and everyone can't pay high prices.
