    Think your rent is sky-high? At $35,000, the new monthly tab for 430 Stuart St., Residence 23C, takes that term to a whole new level— 23 stories above Back Bay, that is.

    The three-bed, 2.5-bath luxury unit in the Raffles Boston Residences belongs to one of the building’s developers and is available for rent.

    “He purchased three units and he customized them,” said Manuel Davis, sales director for Raffles Residences Boston. “He and his wife built this home because there was a really rare opportunity presented to all of our clients at the very beginning where you can combine multiple homes and customize the floor plan by working with our architectural team. It’s the only condo in the building outside of the penthouse collection that has penthouse finishes.”

    The residential entrance is on Stuart Street and leads into a lobby featuring tall wooden front doors. Inside, you’ll find chevron-pattern wood flooring, hand-inlaid Paulownia wood wall covering, and light suede wall paneling.

    On the 23rd floor, Residence 23C is a 3,100-square-foot corner home that welcomes guests in an elegant foyer that faces north and features tray lighting and a coffered ceiling. Stained oak engineered wood floors lead into the joint living and dining area, which feature stunning views of the Back Bay and Charles River from the walls of floor-to-ceiling glass.     The first Raffles mixed-use development in North America, the hotel and residences opened in September 2023.

    There are 93 residences and 38 pied-à-terre in the building, and the upper residences are 90 percent sold. There are also 147 hotel rooms and 16 gathering spaces.
