    The new law, HB 285, swiftly enacted after unanimous approval from lawmakers during the last Session, serves as a shield for individuals enrolling in services that alert them to potential property scams or fraudulent activities.

    In essence, this legislation safeguards the confidentiality of personal data belonging to participants in recording notification services (RNS), commonly offered as complimentary programs. These services function to notify property deed holders of any attempts to alter ownership records concerning their properties.

    Under the provisions of HB 285, information such as email addresses, phone numbers, personal and business names, and parcel identification numbers submitted to a Clerk or Property Appraiser for RNS purposes are now exempt from public disclosure. Such measures are vital in combating the rising menace of deed fraud, where perpetrators exploit vulnerabilities to fraudulently acquire ownership of properties. An exemplary initiative under Broward County Property Appraiser Marty Kiar underscores the importance of these protective measures in curbing property-related scams and safeguarding the interests of lawful property owners.

    According to a statement from the sponsor of the legislation, Democratic Representative Christine Hunschofsky from Parkland, the aim is to boost participation in these services, as their effectiveness increases with a larger pool of users.

    "This law is fundamentally about trust," she remarked on Tuesday, shortly after Governor DeSantis signed the bill into law. "We want individuals to feel confident in utilizing these services without compromising their privacy. I am honored to have collaborated with Marty Kiar to take this crucial step in preventing property fraud."
