A new retail center with a convenience store, restaurants and gas pumps appears to be in the works in Fayette County.

According to construction documents, a commercial building with plans for five tenants is proposed for a lot south of Atlanta, near Starr’s Mill.

The largest spaces would be for a convenience store and a restaurant, according to the documents. The three remaining spaces are labeled as “retail” and a “coffee shop.” The building would be 10,750 square feet.

A rezoning request from 2022 details plans for the project, with Samin Property LLC seeking to develop an “attractive neighborhood center containing five tenant spaces, one of which will be a convenience store with three small canopies covering six gasoline pumps.” A drive-up window for one of the tenants could also be included, according to the request.

The site at the intersection of Joel Cowan Parkway and Highway 85 is near Starr’s Mill, which would inspire the architecture and design of the building, according to the request. Starr’s Mill is a few miles south of Peachtree City. A popular filming and photo location (including for the 2002 movie Sweet Home Alabama ), it features a historic mill and a scenic waterfall.

The site for the proposed retail building is also south of New Hope Baptist Church in Senoia.

A donut shop, pizza parlor or sandwich shop were named as possible ideas for the spaces, but in a phone call, Samirali Sayani , of Samin Property LLC, said the tenants are not decided yet.

Jefferson Architecture , a Peachtree City-based firm, is listed as the team working on the project.
