Your plumbing shutoff valves are likely often overlooked.

These valves are usually located under sinks, behind an appliance and behind your toilet. There is also a main shutoff valve, in the front of your home, that can cut off water to the whole house.

Shutoff valves are required by law and can be lifesavers during a plumbing emergency. However, they can also become a source of leaks over time. Shutoff valves that haven’t been replaced after about 10 years may show some signs of degradation. If a fixture valve has become completely immovable due to lack of use, it should be replaced. Knowing where the valves are and that they are in good, working order is key to avoiding a water disaster.

Here are some common problems with water main shutoff valves:

• Shutoff valves have a limited lifespan and turning them on and off can cause drips.
• Older homes may have old plumbing fixtures that wear out over time and become brittle, and the shutoff valves can break off.

Being familiar with your home and doing regular maintenance checks on all valves throughout your home can give you peace of mind and avoid any costly repairs due to water damage. Sometimes it’s the small things that are “out of sight, out of mind,” that we don’t think about until it’s too late.
