    The Springs Living in Happy Valley boasts 210 senior living units spread across independent living, assisted living and memory care.

    At the heart of The Springs is a network of interconnected buildings, each offering its own set of amenities while promoting free flow between spaces. The four-story independent living building, sprawling 169,000 square feet with 104 units, serves as the central hub. Here, residents can enjoy a demonstration kitchen, an art studio and a zero-entry pool and whirlpool. The facility also features a wood-fired pizza oven, a wine cellar and a smoothie bar.

    The three-story assisted living building, with 74 units, encompasses 73,000 square feet. The one-story memory care building, with 32 units, is 26,000 square feet.

    The community’s outdoor spaces feature a series of courtyards. In the central courtyard, a greenspace is available for games of cornhole and outdoor dining, complete with a firepit under a canopy inspired by a deconstructed barn.


    Accessibility and engagement are at the forefront of The Springs’ design philosophy. All amenities are located on the ground floor, promoting universal accessibility and easy navigation for residents. Clear sightlines ensure that staff members can respond promptly to any needs, fostering a sense of safety and security throughout the community.

    The development’s modern farmhouse aesthetic honors the region’s agricultural history. The site sits on former farmlands. It features high-quality, regionally sourced materials such as stone, brick, metal and wood. The millwork features multiple native species including oak, redwood and pine, along with barnwood accents.

    Rustic elements include wagon wheel chandeliers, repurposed wine barrels, gabled rooftops and an entry Porte cochere to mimic covered bridges found throughout the Northwest. Brightly lit vaulted ceilings and double-height interior spaces are found throughout, including the entry, dining room and memory care gathering space. Forty-seven different types of tile are used throughout the interior of the community.


    One of the most striking features of The Springs is its integration with an adjacent lifestyle center, a partnership that enhances the community’s offerings. Originally planned for a different site, The Springs seized the opportunity to combine concepts with the lifestyle center, expanding its amenities to include a wine bar, coffee shop, wellness services and a veterinary clinic.
