    This proposed residential development could bring hundreds of homes to Sidbury Road

    A major residential development could be coming to Sidbury Road just over the I-40 bridge and across from Southeast Area Technical High School. The property is also near Cape Fear Community College’s North Campus.

    Avenue One subdivision, a 1,462-unit performance residential development, is under review, according to the New Hanover County residential projects website, and land clearing is under way.

    The property, located in the 5300 block of Sidbury Road, is made up of two parcels, and the development will offer single-family homes, townhomes and row homes, according to site plans. Starting from the access at Sidbury Road, the first parcel of the development will start with townhomes and then row homes will be in the middle of the development with townhomes on the outskirts.

    Surrounding the development, there will be wet detention basins for water runoff and a 30-foot periphery buffer around the townhome and row home portion, according to site plans.

    The row homes will be 20 feet wide and 47.5 feet deep and will have a maximum height of three stories. There will be 211 row homes in total.

    The townhomes will be 28 feet or 32 feet to accommodate a wrapped porch and will be 58 feet deep. The maximum height for the townhomes will also be three stories. There will be 126 townhomes in total.

    From the townhome and row home portion of the subdivision, there will be a roundabout road that connects to the single-family phase of the development.

    According to site plans, there will be 396 lots for single family homes. The lots will range from 120 feet in depth to 51-55 feet in width. Each lot will have a pad that will be 39 feet wide and 70 feet deep.

    The single-family portion of the development will include a pump station, an amenity area, more wet detention basins and a 30-foot peripheral buffer around the development.

    According to the project application, the applicant is Nathan Allen of CLD Engineering, and the owner of the property is Clayton Properties Group Inc. out of Maryville, Tennessee.

    Other Sidbury Road developments

    More developments have been sprouting up on Sidbury Road in northern New Hanover County as well as a recent rezoning that will allow for future commercial development and a YMCA.

    Another proposed subdivision will connect to Sidbury Station and will provide hundreds of units of single-family homes, townhomes and duplexes over 700 acres.
