    Decision on Vinings Apartments, Mableton Townhomes Delayed

    MARIETTA — This week, the Cobb Planning Commission opted not to take action on two proposed housing developments — a Vinings apartment building and a Mableton townhome community.

    Flournoy Development Group is requesting a rezoning to build a five-story, 299-unit apartment building at 4600 Atlanta Road, just east side of Interstate 285. The 3.8-acre property, currently owned by Cobb County, would have a total of 350,000 square feet of residential area.

    On the side of the building, there would be a six-story parking deck with 448 spaces.

    In a Nov. 15 rezoning application, the developer stated the rezoning would permit a use more suitable for the location and allow the property “to be utilized to its highest and most reasonable potential.”

    If approved, the developer said the county would benefit in increased tax revenue and that nearby property owners would benefit in higher land values.

    The proposed development is projected to generate approximately 1,357 total daily trips, according to a traffic study approved by the Cobb Department of Transportation.

    According to DOT comments, the current site plan will need further modification to the driveway to meet county standards.

    The request was originally continued by staff from the Feb. 6 to the June 4 Planning Commission meeting to allow the applicant’s team additional time to continue the evaluation and study of new information from Cobb DOT.

    The commission voted 5-0 to delay the project again until the Planning Commission’s Sept. 3 meeting.

    Townhomes

    The second rezoning request delayed this week was made by Thomas Orok for a Mableton townhome community located at 1558 Veterans Memorial Highway, on the corner of the highway and Burrus Road.

    Orok is proposing 52 two-story townhomes. The townhomes would have two-car garages, and there would be an additional 28 guest parking spaces on the 6.51-acre property.

    Originally slated for a March hearing, the case has already been delayed several times by staff.

    On Tuesday, the vote was 5-0 to delay a hearing until the Planning Commission’s Aug. 6 meeting.
