Dating back 500 years, this restored and updated heritage home in Ibiza isn’t your typical party palace. Palacio XI , a four-story property originally built in the 16th century and now on the market for a cool €10.8 million (or about $11.7 million), is located in Dalt Vila, a UNESCO World Heritage Site and one of the island’s oldest quarters. According to the listing, the abode has been sensitively renovated by the current owners and now includes myriad creature comforts, including a rooftop terrace and a pool area.

“Palacio XI is an extraordinary home, the likes of which rarely come to market,” says Tim Stacey, the sales and rentals manager at Charles Marlow Ibiza. “Its enviable location in Dalt Vila puts world-class restaurants, bars, boutiques, and art galleries right on your doorstep. This residence offers a perfect blend of historic Ibiza charm and contemporary luxury.”

The circa 16th-century home has historic design elements like stone arches and wood accents.

The resulting remodel strikes a balance between modern and rustic, with features like grand stone arches, exposed wood beams, and Phoenician carvings mixed with an integrated Sonos sound system, underfloor heating, and a four-vehicle garage with EV charging. Altogether, the pad is outfitted with six double bedrooms and six bathrooms—each with a walk-in rain shower and free-standing tub. Plus, there’s an adjacent staff apartment next door.

Spanning just over 6,000 square feet, highlights of Palacio XI include an updated chef’s kitchen that’s equipped with state-of-the-art Miele and Sub-Zero appliances. From here, the kitchen opens up to a dining room and the main terrace, the latter of which runs almost the entire length of the home and is the perfect spot to catch killer sunset views. Outside, you can beat the heat by hitting the pool, but rest assured, there are shaded areas if you need a break from the blazing Mediterranean sunshine. “The superb 360-degree views of Ibiza Town, the island, and Formentera are truly breathtaking,” adds Stacey.

The renovated kitchen is sleek and modern with wooden cabinetry and premium appliances.

Dalt Vila, which translates to “Upper Town,” was originally founded in the 7th century BC, and in the 16th century, King Philip II of Spain fortified Dalt Vila to protect the area against pirate attacks. The ancient quarter, dotted with cobblestone streets and Renaissance-era walls, still maintains its old-world charm. The town was designated a heritage site in 1999 and sports a. number of well-known landmarks, including the Cathedral of Our Lady of the Snows and the Archaeological Museum.
