    Buying a home is an exciting time, but you’ll likely want to make a few upgrades unless it’s a custom new build. However, no matter how handy you are or how much HGTV you watch, some things are better left untouched. While we all have great ideas on how to update our space, often, they turn out to be costly and not worth the headache.

    According to real estate experts GOBankingRates spoke with, here are six common home upgrade regrets and budget-friendly fixes.

    Over-the-Top AV Setups

    Nothing beats being in the comfort of your home, kicking back and watching the latest release in your home theater. Still, Yawar Charlie , senior real estate agent, director of Aaron Kirman Group’s estates division, and a cast member of CNBC’s  “ Listing Impossible ,” said that’s a costly mistake.

    “That state-of-the-art home theater system with all the bells and whistles might have seemed impressive, but it can be overly complicated and pricey,” Charlie said. “And let’s face it, smart homes aren’t always so smart when they don’t work right. Simplify your life with a quality soundbar and a smart TV. You’ll still get great audio and video without the headache (or the hefty price tag).”

    Trendy Fixtures and Finishes

    Everyone wants the latest finishes and fixtures, but what you like now will probably change later.

    “Those bold, trendy fixtures might look chic now, but they can quickly become dated. Instead, opt for timeless designs.” He added, “If you’re already stuck with them, a fresh coat of paint or some new hardware can make a world of difference without breaking the bank.”

    Taking Down a Wall

    Open floor plans have many benefits, like improved energy efficiency, more natural light, and easier hosting and entertaining guests. However, Lauren Hurwitz , a licensed realtor with Compass in Westchester County, New York, and owner/CEO of MediaHouse, said to think twice before tearing down a wall.

    “If you remove walls, especially load-bearing walls, and later regret it, it is very inexpensive to put up new sheetrock and divide the rooms once again.”

    She explained that you would not only hear more sound, but depending on your HVAC system, this could also affect the room’s temperature.

    “An easy and inexpensive fix is to add a fan for cooling or a space heater for heating.”

    Wall-to-Wall Carpeting

    A carpet can offer a quieter space because it absorbs sound. It can also provide warmth and comfort, but Charlie only recommends a carpet in some rooms.

    “Carpeting throughout the house can feel cozy, but it’s a magnet for stains and allergens. Consider replacing it with affordable engineered hardwood flooring. It’s durable, stylish, and much easier to clean.”

    Luxury Bathrooms

    Relaxing at the end of a long day in a Jacuzzi tub sounds wonderful, but Charlie said if it’s rarely used, it just takes up space.

    “A cost-effective remodel with a sleek, modern shower can save water and energy and still provide a spa-like feel,” he said.
