    Homes in Stearns County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Stearns County saw houses sell for higher than the previous month's median sales price of $232,000.

    The median home sold for $272,500, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 17.5% from March.

    Compared to April 2023, the median home sales price was up 21.1% at $272,500 compared to $225,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $273,000 median selling price in Stearns County was up 16.9% in April from $233,500 the month prior. Since April 2023, the sales price of single-family homes was up 21% from a median of $225,600.

    No single-family homes sold for at least $1 million or more during the month.

    Condominiums and townhomes increased by 94% in sales price during April to a median of $189,900 from $97,900 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 2.7% from $185,000. No condominiums or townhomes sold for at least $1 million or more during April.

    In April, the number of recorded sales in Stearns County rose by 36.1% since April 2023 from 97 to 132. All residential home sales totaled to $40.2 million.

    In Minnesota, homes sold at a median of $325,977 during April, up 4.8% from $310,901 in March. There were 5,523 recorded sales across the state during April, up 29.1% from 4,277 recorded sales in April 2023.

    The total value of recorded residential home sales in Minnesota increased by 237% from $1.7 billion in March to $5.7 billion this April.

    Out of all residential home sales in Minnesota, 4.11% of homes sold for at least $1 million in April, up from 2.55% in April 2023.

    Sales prices of single-family homes across Minnesota increased by 5.8% from a median of $321,325 in March to $340,000 in April. Since April 2023, the sales price of single-family homes across the state was up 4.6% from $325,000.

    Across the state, the sales price of condominiums and townhomes rose 1.9% from a median of $275,500 in March to $280,800 during April. The median sales price of condominiums and townhomes is up 4% from the median of $270,000 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
