    Boone County homes sold for lower prices recently. Here's a look

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Boone County saw houses sell for lower than the previous month's median sales price of $301,250.

    The median home sold for $290,403, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was down 3.6% from March.

    Compared to April 2023, the median home sales price was up 4.5% at $290,403 compared to $278,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $294,000 median selling price in Boone County was down 2.4% in April from $301,250 the month prior. Since April 2023, the sales price of single-family homes was up 1.3% from a median of $290,201.

    No single-family homes sold for at least $1 million or more during the month.

    Condominiums and townhomes decreased by 14.9% in sales price during April to a median of $257,812 from $303,125 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 13.3% from $227,628. No condominiums or townhomes sold for at least $1 million or more during April.

    In April, the number of recorded sales in Boone County rose by 11.7% since April 2023 from 213 to 238. All residential home sales totaled to $55.1 million.

    In Missouri, homes sold at a median of $250,000 during April, up 5.3% from $237,474 in March. There were 7,293 recorded sales across the state during April, down 42.1% from 12,604 recorded sales in April 2023.

    The total value of recorded residential home sales in Missouri increased by 17.1% from $1.4 billion in March to $1.6 billion this April.

    Out of all residential home sales in Missouri, 2.24% of homes sold for at least $1 million in April, up from 1.44% in April 2023.

    Sales prices of single-family homes across Missouri increased by 4.8% from a median of $241,968 in March to $253,469 in April. Since April 2023, the sales price of single-family homes across the state was up 7.1% from $236,658.

    Across the state, the sales price of condominiums and townhomes rose 12.9% from a median of $203,164 in March to $229,450 during April. The median sales price of condominiums and townhomes is up 25.2% from the median of $183,300 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
