    Residents against proposed zoning change to popular Upstate golf course

    GREENVILLE COUNTY, S.C. (WSPA) — A developer is looking to rezone a portion of the Pebble Creek Golf Course to build new homes on the property.

    Greencity Development is asking Greenville County to rezone 11 acres into a Planned Development District .

    According to Nikolya Serdyuk, the company’s Director of Business Development, they plan to build up to 80 luxury cottages on the property if the zoning change is approved.

    Serdyuk presented the company’s request to County Council during a hearing Monday.

    “The future of the golf course is within this council,” Serdyuk said

    Greencity Development is looking to build the cottages, ranging between 1,400 and 1,800 square feet, on the property where the golf course’s driving range is currently located.

    “The driving range is a danger to the houses to the left, and it is a danger to the pool to the right,” Serdyuk said.

    Serdyuk said if the zoning change is approved, the driving range will be relocated to a different part of the property. He said it will be broken up into two parts — a short game area and driving range.

    Some golfers are not in favor if the proposed change.

    “I personally want the driving range to stay open,” Danny Epps said.

    “If they do away with the driving range, chances are that’s a foothold to doing away with the rest of the golf course,” Terry Willis added. “We sure don’t want that.”

    “The driving range and course are where we host our home matches,” Reese Penland, a golfer for Wade Hampton High School, said. “If the rezoning is approved, it will basically shut down the girls and boys golf teams for Wade Hampton.”

    Greencity Development also wants to build “resort-like amenities” on the property, including gazebos, green spaces and areas for social gatherings. They plan to turn the existing tennis courts into pickleball courts.

    County Council did not vote on the zoning changes Monday.

    The county’s Planning and Development Committee will discuss the matter next month. If approved, it will be sent to County Council to be voted on.
