    Homes in Wichita County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Wichita County saw houses sell for higher than the previous month's median sales price of $170,625.

    The median home sold for $173,548, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 1.7% from March.

    Compared to April 2023, the median home sales price was down 11.4% at $173,548 compared to $195,781.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $173,274 median selling price in Wichita County was up 0.4% in April from $172,500 the month prior. Since April 2023, the sales price of single-family homes was down 12.1% from a median of $197,078.

    No single-family homes sold for at least $1 million or more during the month.

    Condominiums and townhomes increased by 132.7% in sales price during April to a median of $285,000 from $122,500 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 660% from $37,500. No condominiums or townhomes sold for at least $1 million or more during April.

    In April, the number of recorded sales in Wichita County dropped by 10.6% since April 2023 from 284 to 254. All residential home sales totaled to $29.1 million.

    In Texas, homes sold at a median of $318,559 during April, down 0.2% from $319,056 in March. There were 38,702 recorded sales across the state during April, up 6.5% from 36,345 recorded sales in April 2023.

    The total value of recorded residential home sales in Texas increased by 18.2% from $6.6 billion in March to $7.8 billion this April.

    Out of all residential home sales in Texas, 0.08% of homes sold for at least $1 million in April, down from 0.13% in April 2023.

    Sales prices of single-family homes across Texas slightly decreased from a median of $318,844 in March to $318,805 in April. Since April 2023, the sales price of single-family homes across the state was up 1% from $315,787.

    Across the state, the sales price of condominiums and townhomes dropped 5.4% from a median of $325,000 in March to $307,479 during April. The median sales price of condominiums and townhomes is down 0.4% from the median of $308,748 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
