Newly released data from Realtor.com for April shows that potential buyers and sellers in Erie County saw houses sell for higher than the previous month's median sales price of $164,950.
The median home sold for $185,000, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 12.2% from March.
Compared to April 2023, the median home sales price was up 15.6% at $185,000 compared to $160,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $187,500 median selling price in Erie County was up 13.6% in April from $165,000 the month prior. Since April 2023, the sales price of single-family homes was up 16.1% from a median of $161,450.
One single family home sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in April 2023.
Condominiums and townhomes increased by 16.1% in sales price during April to a median of $158,500 from $136,500 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 32.1% from $120,000. Two condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in April 2023.
In April, the number of recorded sales in Erie County rose by 40% since April 2023 from 155 to 217. All residential home sales totaled to $54.5 million.
In Pennsylvania, homes sold at a median of $255,854 during April, up 3.9% from $246,302 in March. There were 11,001 recorded sales across the state during April, up 11.7% from 9,848 recorded sales in April 2023.
The total value of recorded residential home sales in Pennsylvania increased by 24.8% from $3.1 billion in March to $3.8 billion this April.
Out of all residential home sales in Pennsylvania, 2.7% of homes sold for at least $1 million in April, down from 3.76% in April 2023.
Sales prices of single-family homes across Pennsylvania increased by 4% from a median of $250,000 in March to $260,000 in April. Since April 2023, the sales price of single-family homes across the state was up 4.5% from $248,918.
Across the state, the sales price of condominiums and townhomes rose 4.2% from a median of $239,840 in March to $250,000 during April. The median sales price of condominiums and townhomes is up 5.5% from the median of $236,883 in April 2023.
The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
