    House prices are up in Bristol County: Find out how much.

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Bristol County saw houses sell for slightly higher than the previous month's median sales price of $467,000.

    The median home sold for $470,000, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 0.6% from March.

    Compared to April 2023, the median home sales price was up 6.8% at $470,000 compared to $440,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $485,000 median selling price in Bristol County was up 1.6% in April from $477,500 the month prior. Since April 2023, the sales price of single-family homes was up 10.2% from a median of $440,000.

    Thirteen single family homes sold for $1 million or more during the month, compared to 16 recorded transactions of at least $1 million in April 2023.

    Condominiums and townhomes decreased by 11.1% in sales price during April to a median of $373,500 from $420,000 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 9.1% from $342,500. Two​ condominiums or townhomes sold for $1 million or more during the month, compared to 16 recorded transactions of at least $1 million in April 2023.

    In April, the number of recorded sales in Bristol County dropped by 68.7% since April 2023 from 1,123 to 352. All residential home sales totaled to $182.9 million.

    In Massachusetts, homes sold at a median of $585,000 during April, up 5.4% from $555,000 in March. There were 4,950 recorded sales across the state during April, down 59.1% from 12,106 recorded sales in April 2023.

    The total value of recorded residential home sales in Massachusetts increased by 22.1% from $3.1 billion in March to $3.8 billion this April.

    Out of all residential home sales in Massachusetts, 18.34% of homes sold for at least $1 million in April, up from 12.99% in April 2023.

    Sales prices of single-family homes across Massachusetts increased by 5.2% from a median of $580,000 in March to $610,000 in April. Since April 2023, the sales price of single-family homes across the state was up 16.4% from $524,002.

    Across the state, the sales price of condominiums and townhomes rose 2.2% from a median of $513,750 in March to $525,000 during April. The median sales price of condominiums and townhomes is up 9.4% from the median of $480,000 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
