Affordable Housing Waiting List Opens at The Max

If you fall in the 40%, 60% and 120% AMI brackets , the affordable housing waiting list for The Max at 606 W57th Street is accepting applications for current and future vacancies.
Two studios, four one-bedrooms and four two-bedroom units are available now at the luxury residential development between 11th and 12th Avenues. You can also join the waitlist for future vacancies which include a couple three-bedroom units. Amenities at The Max include a 31st floor terrace with BBQ grills, landscaped garden, basketball court and weight room, clubroom with game tables and screening room.
Developed by TF Cornerstone on the site of a former parking garage , the 44-story building offers views of the Midtown skyline and Hudson River. Units feature stainless steel appliances, wood floors and walk-in closets. While some apartments feature in-unit washer/dryers, there is also a laundry room on site. Heat, hot water and cooking gas are all included in the rent, tenants only pay for electricity.

Neighborhood amenities include Pier 97, the most recent addition to Hudson River Park , featuring a sports field, playground, passive lawn and integrated wooden lounge chairs and picnic tables. For summertime recreation, The Max is just across the highway from Manhattan Community Boathouse and New York Outrigger who both operate out of Pier 96.
The closest subway station is at Columbus Circle, however there are many restaurants and shops within walking distance in both Hell’s Kitchen and the Upper West Side.

Eligible incomes for the 40% AMI units range from $29,006 for single person households in a studio, up to $77,040 for seven person households in a three-bedroom unit, with monthly rents ranging from $644 to $975.
The 60% AMI units are for household incomes between $35,486 for a single person household, to $115,560 for seven person households. Monthly rents for those units range from $961 for a studio to $1,485 for a three-bedroom.
At the highest income bracket of 120%, single person households earning $86,332 can get a studio for as low as $1,949 per month, while seven person households earning up to $231,120 can get a three-bedroom unit for $3,093 per month.

The Max was constructed through the Inclusionary Housing Program and is anticipated to receive a Tax Exemption through the 421-a Program of the New York City Department of Housing Preservation and Development and the 80/20 Low Income Housing Tax Credit (LIHTC) Program of the New York State Homes and Community Renewal.
