    Cuyahoga County Property Tax deadline is today. What to know about reappraisals

    CUYAHOGA COUNTY, Ohio (WJW) – Attention Cuyahoga County residents: Your 2024 property taxes are due on Thursday. It’ll be the last payment before the county sees a 32% increase on average in 2025 after recent sexennial reappraisals .

    Many residents have concerns and questions after some saw steep property value increases of 60-90% and more. This of course means they’ll pay more in taxes. But how much?

    “The most important thing to keep in mind about the reappraise the letters is that valuation changes do not equate dollar for dollar to property tax changes,” Cuyahoga County Treasurer Brad Cromes said.

    “We encourage everybody to use the county’s property tax estimator to get a sense of what their taxes might look like into 2025,” Cromes said. “The caveats there are that it doesn’t account for any new levies that might pass, and it is an estimate.”

    Homeowners have several options in front of them: they can simply stay put and pay the new property tax rate, or they can contact a realtor to list their home for sale while appraisals are high. Residents have until Aug. 30 to file a complaint contesting the change but have to meet specific criteria including paying for their own reappraisal.

    “You know, spend money to have somebody come in that might look at your house and say, actually, it’s worth more than we thought it was even,” REMAX Above and Beyond Realtor Zak Nicolay said. “So, you’ve run the risk of having an even higher tax bill when it’s all said and done.”

    Nicolay foresees this creating a healthier market in the future for buyers because more homeowners may be inclined to sell, especially if they’re empty nesters. He suggests speaking with a realtor for the best advice.

    “Because they’re the ones that are truly seeing what’s out in the market every day, and they can apply it evenly, honestly, against what your home is worth,” he said.
