    Homes in Somerset County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Somerset County saw houses sell for higher than the previous month's median sales price of $510,000.

    The median home sold for $525,000, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 2.9% from March.

    Compared to April 2023, the median home sales price was down 0.9% at $525,000 compared to $530,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $610,000 median selling price in Somerset County was up 10.9% in April from $550,000 the month prior. Since April 2023, the sales price of single-family homes was up 7.5% from a median of $567,250.

    Thirty-six single family homes sold for $1 million or more during the month, compared to 25 recorded transactions of at least $1 million in April 2023.

    Condominiums and townhomes decreased by 1.8% in sales price during April to a median of $395,250 from $402,500 in March. Compared to April 2023, the sales price of condominiums and townhomes was up 1.4% from $390,000. Two​ condominiums or townhomes sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in April 2023.

    In April, the number of recorded sales in Somerset County rose by 17.9% since April 2023 from 235 to 277. All residential home sales totaled to $179.6 million.

    In New Jersey, homes sold at a median of $469,508 during April, up 5% from $447,285 in March. There were 7,874 recorded sales across the state during April, down 0.2% from 7,888 recorded sales in April 2023.

    The total value of recorded residential home sales in New Jersey increased by 28% from $3.8 billion in March to $4.9 billion this April.

    Out of all residential home sales in New Jersey, 10.4% of homes sold for at least $1 million in April, up from 7.71% in April 2023.

    Sales prices of single-family homes across New Jersey increased by 4.4% from a median of $460,699 in March to $481,099 in April. Since April 2023, the sales price of single-family homes across the state was up 11.9% from $430,000.

    Across the state, the sales price of condominiums and townhomes rose 11% from a median of $360,500 in March to $400,000 during April. The median sales price of condominiums and townhomes is up 17.7% from the median of $339,900 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
