    Homes in Washington County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Washington County saw houses sell for higher than the previous month's median sales price of $449,000.

    The median home sold for $487,045, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 8.5% from March. Included in these sales are single-family homes, condominiums and townhomes.

    Compared to April 2023, the median home sales price was slightly lower at $487,045 compared to $487,245.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Here is a breakdown on median sale prices:

    • Looking only at single-family homes, the $568,750 median selling price in Washington County was up 10.5% in April from $514,750 the month prior. Since April 2023, the sales price of single-family homes was down 4.2% from a median of $593,737. Thirteen single family homes sold for $1 million or more during the month, compared to 15 recorded transactions of at least $1 million in April 2023.
    • Condominiums and townhomes increased by 6.7% in sales price during April to a median of $367,000 from $344,111 in March. Compared to April 2023, the sales price of condominiums and townhomes was down 2.1% from $375,000. No condominiums or townhomes sold for at least $1 million or more during April.

    About recorded home sales in Washington County and Utah

    In April, the number of recorded sales in Washington County dropped by 3.1% since April 2023 from 456 to 442. All residential home sales totaled to $123.4 million.

    In Utah, homes sold at a median of $487,500 during April, up 2.2% from $476,868 in March. There were 3,751 recorded sales across the state during April, up 2.1% from 3,675 recorded sales in April 2023.

    The total value of recorded residential home sales in Utah increased by 1.5% from $1.3 billion in March to $1.3 billion this April.

    Out of all residential home sales in Utah, 4% of homes sold for at least $1 million in April, down from 4.46% in April 2023.

    Sales prices of single-family homes across Utah increased by 2.4% from a median of $511,958 in March to $524,316 in April. Since April 2023, the sales price of single-family homes across the state was up 2.3% from $512,605.

    Across the state, the sales price of condominiums and townhomes dropped 3.3% from a median of $366,830 in March to $354,702 during April. The median sales price of condominiums and townhomes is down 4.6% from the median of $371,875 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
