    Homes in Oneida County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Oneida County saw houses sell for higher than the previous month's median sales price of $184,000.

    The median home sold for $187,000, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 1.6% from March.

    Compared to April 2023, the median home sales price was up 17.6% at $187,000 compared to $159,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $190,000 median selling price in Oneida County was up 0.5% in April from $189,000 the month prior. Since April 2023, the sales price of single-family homes was up 17.3% from a median of $162,000.

    Twelve single family homes sold for $1 million or more during the month, compared to one recorded transactions of at least $1 million in April 2023.

    Condominiums and townhomes decreased by 9.9% in sales price during April to a median of $129,950 from $144,200 in March. Compared to April 2023, the sales price of condominiums and townhomes was down 5.7% from $137,800. Five​ condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in April 2023.

    In April, the number of recorded sales in Oneida County rose by 16.5% since April 2023 from 103 to 120. All residential home sales totaled to $36.9 million.

    In New York, homes sold at a median of $475,000 during April, up 5.3% from $451,188 in March. There were 9,500 recorded sales across the state during April, up 5.7% from 8,986 recorded sales in April 2023.

    The total value of recorded residential home sales in New York increased by 12.8% from $6.6 billion in March to $7.5 billion this April.

    Out of all residential home sales in New York, 15.39% of homes sold for at least $1 million in April, up from 15.38% in April 2023.

    Sales prices of single-family homes across New York increased by 4% from a median of $415,263 in March to $431,753 in April. Since April 2023, the sales price of single-family homes across the state was up 13.6% from $380,000.

    Across the state, the sales price of condominiums and townhomes rose 8.5% from a median of $530,866 in March to $575,739 during April. The median sales price of condominiums and townhomes is down 12.7% from the median of $659,443 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
