    Homes in Okaloosa County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for April shows that potential buyers and sellers in Okaloosa County saw houses sell for higher than the previous month's median sales price of $325,000.

    The median home sold for $352,000, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was up 8.3% from March.

    Compared to April 2023, the median home sales price was down 2.2% at $352,000 compared to $360,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $358,450 median selling price in Okaloosa County was up 8.6% in April from $330,000 the month prior. Since April 2023, the sales price of single-family homes was down 0.4% from a median of $360,000.

    Fourteen single family homes sold for $1 million or more during the month, compared to 17 recorded transactions of at least $1 million in April 2023.

    Condominiums and townhomes increased by 9.4% in sales price during April to a median of $350,000 from $320,000 in March. Compared to April 2023, the sales price of condominiums and townhomes was down 7.6% from $378,950. Sixteen​ condominiums or townhomes sold for $1 million or more during the month, compared to 11 recorded transactions of at least $1 million in April 2023.

    In April, the number of recorded sales in Okaloosa County dropped by 12.7% since April 2023 from 410 to 358. All residential home sales totaled to $170.7 million.

    In Florida, homes sold at a median of $390,763 during April, up 0.3% from $389,713 in March. There were 36,084 recorded sales across the state during April, up 3.7% from 34,792 recorded sales in April 2023.

    The total value of recorded residential home sales in Florida increased by 12.3% from $20.5 billion in March to $23 billion this April.

    Out of all residential home sales in Florida, 10.99% of homes sold for at least $1 million in April, up from 9.34% in April 2023.

    Sales prices of single-family homes across Florida increased by 0.7% from a median of $415,000 in March to $417,978 in April. Since April 2023, the sales price of single-family homes across the state was up 4.6% from $399,558.

    Across the state, the sales price of condominiums and townhomes rose 2.8% from a median of $316,253 in March to $325,000 during April. The median sales price of condominiums and townhomes is up 4.3% from the median of $311,717 in April 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
