Newly released data from Realtor.com for April shows that potential buyers and sellers in Montgomery County saw houses sell for lower than the previous month's median sales price of $200,000.
The median home sold for $167,000, an analysis of data from Realtor.com shows. That means April, the most recent month for which figures are available, was down 16.5% from March.
Compared to April 2023, the median home sales price was down 10.7% at $167,000 compared to $187,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $167,300 median selling price in Montgomery County was down 16.4% in April from $200,000 the month prior. Since April 2023, the sales price of single-family homes was down 12% from a median of $190,000.
Three single family homes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in April 2023.
Condominiums and townhomes decreased by 45.8% in sales price during April to a median of $122,000 from $225,000 in March. Compared to April 2023, the sales price of condominiums and townhomes was down 7.9% from $132,450. Two condominiums or townhomes sold for $1 million or more during the month, compared to one recorded transaction of at least $1 million in April 2023.
In April, the number of recorded sales in Montgomery County dropped by 5% since April 2023 from 339 to 322. All residential home sales totaled to $73.9 million.
In Alabama, homes sold at a median of $220,731 during April, down 6.1% from $235,000 in March. There were 6,113 recorded sales across the state during April, up 1.7% from 6,010 recorded sales in April 2023.
The total value of recorded residential home sales in Alabama decreased by 98.1% from $105.9 billion in March to $2 billion this April.
Out of all residential home sales in Alabama, 3.39% of homes sold for at least $1 million in April, up from 2.86% in April 2023.
Sales prices of single-family homes across Alabama decreased by 6.4% from a median of $231,262 in March to $216,393 in April. Since April 2023, the sales price of single-family homes across the state was up 0.4% from $215,616.
Across the state, the sales price of condominiums and townhomes rose 2.4% from a median of $268,500 in March to $275,000 during April. The median sales price of condominiums and townhomes is down 27.6% from the median of $380,000 in April 2023.
The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
