On average, homes are selling for less than their appraised value. There appears to be a disconnect between the amount a home is appraised for and the actual sales price of the home. According to financial services company Progress in Lending Association, home appraisal values were higher than sales prices 51% of the time during the first half of 2024. This is the largest gap between appraisals and sales prices recorded since 2020, when 42% of homes were appraised above their sales price. As of June 2024, the average over-appraisal was 9% across all housing markets studied.

Homes Are Selling for Less Than the Appraised Value

Prior to the pandemic, new-construction homes were typically priced well above existing single-family homes, but when looking at the price per square foot, this appears to no longer be the case. According to housing market platform Zillow, new-construction homes in May sold for $209.70 per square foot on average, which is just under the $213.20 rate for existing homes. This is a $3.50 per square foot discount and the largest price drop since 2018. However, when looking at the total sales price, newly built homes are still selling for about $54,000 more than existing homes.
