    Building a new house seems like it should cost more than buying an existing and already built home, but going by the footage, that isn't true anymore — at least not right now. New research produced by Zillow shows that new construction costs $3.50 less per foot than purchasing a used home.

    Before you rush out to buy an empty lot, keep in mind the total cost still winds up being higher — by about $54,000.

    Most new home-buyers realize that houses that have previously been lived in may require repairs or updates to suit their needs, but the additional costs associated with new builds are less often discussed. The widening cost gap is primarily attributed to land size, with existing homes having a larger land lot size than purchases for new home construction.

    On average, those buying used homes are seeing about 1,900 square feet more land than new builds, which has increased from previous years.

    Some properties will need tree removal. Others might need dirt hauled in or out to create a flat surface for the home’s foundation. Adding a driveway can also add to land clearing and excavation costs.

    5. Building fees

    In addition to paying for the cost to build the house, you’ll pay the contractor in charge of the job. There are several ways a contractor can price fees. If it's on a percentage, the more money you spend on materials, the higher the fee.

    Builders might roll their fee into their bid for the project. In these cases, you could end up paying the same amount for the project, even if you opt for less expensive materials during construction.
