    Half a million dollars: Worcester County median home price reaches new heights

    WORCESTER — The median sale price of a single-family home in Worcester County hit the half-million-dollar mark in June, according to The Warren Group.

    The $500,000 median figure is an 8.2% increase from the same month last year, when the median price for a single-family home was $462,000.

    While prices keep going up, the number of sales went in the opposite direction. The Warren Group report found that there were 638 single-family home sales last month in the county, which is close to a 10% drop from the 699 home sales in June 2023.

    Harvard had the highest home prices in the county for the month, with a median price of $1,080,000 on three houses sold. In Ashburnham, the median price was exactly $500,000, on seven sales.

    The condominium market in Worcester County also saw a drop in sales, with 155 condos bought in June, down 31% from 203 in June 2023. The median condo price was up just slightly, from $395,000 in June 2023 to $401,500 last month.

    In Worcester, the median single-family home price last month was $432,500, up 5% from $410,000 in June 2023. There were 92 single-family home sales in the city, down from 100 in June 2023.

    Condo sales in Worcester were up last month, with 33 sold at a median price of $305,000, compared to 26 sales with a median price of $290,000 in June 2023.

    Statewide, the median price of a single-family home in June was $665,000, The Warren Group reported, up 8% from $615,000 in June 2023. Sales, meanwhile, were down 9% in Massachusetts, from 4,876 in June 2023 to 4,441 last month.
