    Bluffton, Indiana

    Bluffton is a town nestled in Wells County with an estimated population of about 10,000. Over the past few decades, Bluffton has begun transitioning its metro area while still prioritizing affordability and nature. Even with growing healthcare and manufacturing industries, Bluffton’s cost of living is still over 20% lower than the national average.

    The typical home in Bluffton costs $145,100, over 57% below the national average. Rents follow a similar trend, as an average two-bedroom apartment is $810 a month, which is 43% lower than the national average.     “The typical home value there is under $200,000, and home values have appreciated by 49.8% over the past five years,” said Michael Farah, Esq., founder and managing real estate attorney of The Farah Law Firm . “I actually think Bluffton stands out as a top small city for real estate. The typical home value is well below the national average, and even though home value appreciation is 19% below the average, property taxes are 51% lower than average.”

    Pittsburg, Kansas

    Pittsburg is located in Crawford County. Similar to Bluffton, Pittsburg has a cost of living well below the national average at about 31% lower. Pittsburg is the perfect place for outdoor activities like hiking and fishing. The median home price of $114,400 might have you packing your bags. This is over 66% below the national average; however, the median income in the area is also well under the national average at $36,657.

    If you are considering renting, expect to pay around $840 per month for a two-bedroom apartment. With the healthcare, education and manufacturing sectors gaining traction, add Pittsburg to your list of potential emerging rural destinations.

    “Located about two-and-a-half hours south of Kansas City on Route 69, Pittsburg offers a cost of living that’s significantly below the national average,” Farah said. “Despite median incomes being lower than average, home prices are cheaper.”

    Boone, North Carolina

    Boone is another growing rural housing market to consider. Located just outside the Blue Ridge Mountains in North Carolina, Boone offers outdoor activities like hiking, fishing and mountain biking. Unlike Pittsburg and Bluffton, Boone doesn’t have cold winters, with temperatures staying consistent year-round.

    The typical home in Boone costs about 24% more than the national average home price at $418,900; however, rent for a two-bedroom apartment is modest at $810 per month. Boone’s economy is supported by Appalachian State University, attracting young residents. Boone offers the perfect mix between metro growth and the tranquility of the countryside.

Residents of Fredericksburg enjoy miles of rolling hills, vineyards, orchards and wildflower fields, making it an ideal destination for hiking, rock climbing and camping.

    Fredericksburg is an emerging market, so it’s no surprise that the median home price is $548,400. However, the overall cost of living is only 4% higher than the national average, making it an ideal destination if you want more affordability than surrounding areas like Austin and San Antonio.

    Yellow Springs, Ohio

    The Midwest is known for its small-town vibes, even in emerging markets. Yellow Springs is located in Greene County, with the cost of living 12.1% below the national average. Despite being more affordable, Yellow Springs offers many of the same amenities as large metropolitan areas, with a bustling downtown, different parks and a top-rated education system.

    The median home price in Yellow Springs is about 10% lower than the national average at $305,700. In addition, rents are affordable at $1,040 per month for a two-bedroom apartment. If you’re looking for a small-town feel with all of the perks of a big city, Yellow Springs might be your new home.

    Jonesborough, Tennessee

    Jonesborough provides a serene escape from the bustling city life. With hiking trails, lakes and historical sites, Jonesborough mixes community values with a modern lifestyle. Jonesborough is 100 miles east of Knoxville and 25 miles south of Bristol, giving you access to big cities while being able to retreat to your rural home at night.

    Home costs are about 20% lower than the national average, with a median price of $271,200. Rents follow suit, with an average two-bedroom apartment costing $1,030 per month. Despite affordable housing, the median income is only slightly below the national average at $64,464.
