    Oxford Valley Mall apartments welcome first residents to Middletown. What it costs

    Atlee Square, the new apartment complex at the Oxford Valley Mall in Middletown, opened to residents last week, despite ongoing construction.

    The four-story luxury apartment complex sits adjacent to the mall off Route 1 and Woodbourne Road, offering apartments for prices starting at $1,980 per month.

    Laylaa Ahmad, the property manager of the Atlee Square complex, said that while certain details about occupancy and residents could not be disclosed, the first official move-in took place on Aug. 3. The building holds 391 units, with nine different layouts for each apartment.

    "Construction is scheduled to finish in January 2025," Ahmad said. "Fingers crossed," she added.

    The complex was built partially on space formerly occupied by Boscov's at the mall and the adjacent parking lot. Boscov's was demolished to make room for the residential property.

    Simon Properties, which owns the 1.3-million-square-foot Oxford Valley Mall, and township officials hope the apartment project will revive the mall, built in 1973 and once one of the largest in the United States. Ultimately, the project could have 600 apartments.

    The Atlee Square website, adorned with a pop-up banner offering one-month free for those who move in before Sept. 30, functions as an information hub for residents, potential residents and the property managers. The website hosts several pages, including: galleries of photos taken inside one of the apartments, floor plans for available units, a map of the surrounding area and a link where potential residents can book a tour of the complex and its facilities.

    Applications to live at the apartments at the Oxford Valley Mall are now open and "there is a $65 application fee, which covers the credit and background check," says Ahmad, "As long as [the potential residents] are approved, then there is a $250 hold fee that is applied to their move-in cost."

    Atlee Square move-in costs also include a $300 security deposit.

    According to the apartment complex's website, rent for an Atlee Square apartment can cost anywhere from $1,980 to $3,305 per month, depending on the unit and size.

    The approval process is not complete until move-in day, Ahmad explained.

    On move-in day, residents must also pay a one-time $500 amenity fee in addition to their first rent payment. From there, she says that residents may also have to pay for parking at the apartment complex, depending on the number of vehicles they own. "The first spot is free," Ahmad says, "each additional spot after that is $125 a month."
