    Nova River District Project Construction On Schedule

    The huge crane that dominates Rome’s downtown skyline should be coming down next summer if progress on the $61 million Nova River District project continues as planned.

    Almost 100 workers are concentrated on the framing portion of the 250-unit project, according to True North Superintendent Mike Kiker.

    “We should probably be finishing up the framing, which includes the roof and windows, by the end of the year,” Kiker said. “After that, we’ll be working inside on electrical and plumbing and on exterior siding.”

    Work on the project has been smooth, and they are even slightly ahead of schedule, according to Kiker.

    “Once electrical and plumbing is done, then we start with the dry-in,” he said. “That’s when we install sheetrock and finish the flooring and paint and stuff.”

    The ground floor of the complex contains 10,000 feet of retail space and the four upper floors will be residential, with 186 one-bedroom units and 64 two-bedroom ones.

    Although work started on the project last fall, the groundbreaking wasn’t until April. Then work began in earnest.

    After the interior is finished, they will finish the exterior, specifically the parking lots and landscaping. Developer Jeff Warwick of CCI Real Estate said they’re looking ahead to opening in 2025.

    “Renderings of the units are currently in process and our pre-leasing planning is in full force,” Warwick said Tuesday. “We’ll start marketing in the fourth quarter and early next year.”

    The housing market in the region is still very hot and Warwick said he expects strong demand for the units.

    When this project is done, Kiker will be off to the next one, as the construction boom continues unabated.

    “We’re very busy at True North (construction company),” Kiker said. “So I don’t actually know what’s next for me, but I live in Villa Rica so something local would be nice.”

    Isn't that nice? We gave a TAD to a housing development in the most desired area of the City to an out-of-town developer? That is exactly the opposite in every way that TAD's were supposed to be used. They are supposed to be used for blighted. distressed areas that generate jobs and economic development (and specifically denoted NOT housing) for local business women and men to provide a competitive advantage to compete against out-of-town developers and big corporations.
