More changes could be coming for owners of AirBnB, VRBO and other short term rental properties in the city of New Orleans. The New Orleans City Council may be on the verge of ending the case-by-case exceptions to the city's "one-short-term-rental-per-block" rule.

After about six months, it's time for the exceptions to sunset, says New Orleans City Council Vice President J.P. Morrell.

"The council never intended the exception process to be open-ended forever," said Morrell.

Morrell says they wanted to allow the people who lost out in the lottery process for short term rental permits have a chance to make their case, but allowing the exemption applications go on forever would defeat the propose of the broader regulations.

"There is an existing STR process. It is on per square block. We allowed for a fixed period of time for people to seek an exception. If we allow exceptions into perpetuity, then it makes the lotteries meaningless," Morrell explained. "The whole goal of us doing the entire STR revision was to kind of cap the amount of short term rentals that we're we going to have in the city of New Orleans anyway."
