    How Much House $400K Will Get You in These 10 Popular Arizona Cities

    Folks flock to Arizona because of its warm (sometimes extremely warm) weather, breathtaking natural beauty and rich, diverse culture — to name a few reasons. According to the U.S. Census Bureau, Arizona has a residential population of 7,151,502.

    Though appealing, Arizona isn’t exactly a cheap place to live. The cost of living here is 3% higher than the national average, PayScale reports . The cost of housing is especially steep — 17% higher than the national average — and it’s climbing, too.

    According to Zillow , the average home value in Arizona is $433,271, up more than 3% year over year. With the average home in the U.S. currently costing $362,481, it makes you wonder: What can $400,000 get you, in terms of a house, in the 10 most populous cities in the Grand Canyon State?

    GOBankingRates looked at listings on Zillow that were up on Sept. 2, 2024. City population estimates were taken from the latest data available from the U.S. Census Bureau. Cities are ranked in order from least to most populated. Take a look, and also check out some very pricey Arizona ZIP codes .

    Surprise

    • Population: 143,148

    There’s a listing for a three-bedroom, three-bathroom house on W. Statler Street in Surprise that spans nearly 2,000 square feet. The asking price is $390,000. It boasts a vaulted ceiling, an open-concept living space and welcomes plenty of sunlight.

    Over on North 71st Drive, there’s a listing for a 1670-square-foot-house that has three bedrooms and two bathrooms. This abode features split floor plans including a den with stacked stone elevation, along with cherry oak cabinetry. It’s priced at $384,900.

    Tempe

    • Population: 180,587

    Homes in Tempe are generally more expensive than those in Surprise. For example, there’s a Zillow listing for a 1,288-square-foot house that has three bedrooms, two bathrooms and an asking price of $379,950. The backyard is described as “nice sized.”

    Also in Tempe, on East Concorda Drive, is a listing for a 1,092-square-foot house with three beds and two bathrooms. It features a new kitchen and has an asking price of $395,000.

    Peoria

    • Population: 181,830

    In Peoria, there’s a listing for a 1,574-square-foot house on N. 102nd Lane that has three bedrooms and three bathrooms and is going for $399,900. This cottage-style house also boasts an office and den downstairs, separate from the bedrooms.

    A smaller house (1,264 square feet) located on W. Shaw Butte Drive, is going for a touch more ($399,996). It has three bedrooms, two bathrooms and according to the listing, was recently renovated.

    Scottsdale

    • Population: 241,361

    In Scottsdale, there’s a listing for a 1,628-square-foot. house in a gated community on N. 68th Street. The home has two bedrooms, two bathrooms, vaulted ceilings and a fireplace. It’s asking price is $375,000.

    Unfortunately, another $50,000 won’t get you a bigger place in Scottsdale. In fact, it will get you a smaller place. Right now, there’s a listing for a 1,103-square-foot townhouse on N. 78th Street that has two bedrooms, two bathrooms and an asking price of $424,000.

    Glendale

    • Population: 248,325

    The housing situation gets a bit more spacious in Glendale than in, say, Scottsdale or Tempe. For example, right now there’s a listing for a 1,812-square-foot house on W. Montebello Avenue. This home has three bedrooms, two bathrooms and a swimming pool. The asking price is $385,000.
    Over on W. San Miguel Avenue, there’s a listing for a 1,642-square-foot house that has an asking price of $360,000. It has three bedrooms, two bathrooms and is surrounded by robust fruit trees.

    Gilbert

    • Population: 267,918

    With a budget of $400,000, you won’t find very spacious homes in Gilbert. There’s a listing for a 1,096-square-foot house that has two bedrooms and two bathrooms. It’s located on S. Owl Drive and, according to the listing, has recent upgrades. The listing also said that the seller “may consider buyer concessions if made in an offer.”

    If you can stretch your budget to $402,000, you can get a 1,421-square-foot house on E. Palmer Street that has three bedrooms, three bathrooms and a backyard with artificial turf — a plus if you’re looking for a lawn without the expense of watering it. The listing notes it has a new garage door opener and new brushed nickel hardware.

    Chandler

    • Population: 275,987

    On S. Nicklaus Drive in Chandler, there’s a listing for a house that has two bedrooms, 2.5 bathrooms and a two-car garage. It spans 1,701 square feet and has an asking price of $385,000.

    Older Gen Xers and boomers who don’t need a lot of space may be interested in this listing. It’s a two-bedroom, three-bathroom residence in a community for people aged 55 and older. The home is technically in Sun Lakes, which is about 8.5 miles from Chandler. It’s listed at $399,000.

    Mesa

    • Population: 504,238

    On S. 80th Street in Mesa, there’s a listing for a 1,816-square-foot, two-bedroom, two-bathroom house for $385,000. It’s located in a gated “active adult community.”

    There’s also a listing for a house on N. 56th Place priced at $369,900. It has two bedrooms, two bathrooms and spans 1,230 square feet. The listing describes it as “food for a new single family to get started.”

    Tucson

    • Population: 542,629

    On N. Eaglestone Loop in Tucson, there’s a listing for a 1,707-square-foot house that sports three bedrooms and two bathrooms. The listing said it has modern appliances and a “stunning” fireplace. It’s listed at $372,000.

    For a little bit less ($364,500), you can get a little bit more house located on W. Running Bear Drive. This home spans 1,745 square feet and has three bedrooms and two bathrooms. According to the listing, the house is on a “premium lot with no back neighbors.”

    Phoenix

    • Population: 1,608,139

    In Arizona’s most populous city, there’s a listing for a three-bedroom, two-bathroom house that spans 1,601 square feet. It’s located on W. Huntington Drive on a corner lot, and has an asking price of $370,000.

    On E. Bowker Street in Phoenix, there’s a listing for a house that has three bedrooms and three bathrooms. It spans 1,799 square feet and is listed at $384,990.
