    New Assisted Living Development Planned for South Cobb

    MARIETTA — The Cobb Board of Commissioners unanimously approved an assisted senior living community off Powder Springs Road during this week’s zoning hearing.

    Owner Chuck Owuzo is proposing a two-story senior-living building with 66 residential units between Horseshoe Bend and Pair Road on Powder Springs Road.

    Earlier this month, Owuzo came before the Cobb Planning Commission and presented an updated site plan to address the Cobb Department of Transportation’s concerns and eliminate previously requested waivers.

    Following his presentation, the Cobb Planning Commission recommended approval to the Board of Commissioners with a 5-0 vote.

    According to the updated site plan, the 30-foot building will consist of 62,753 square feet of heated space across two stories and a basement.

    The building’s exterior will be done in brick, stone and stucco with shingle roofing to be compatible with neighboring properties.

    The 4,334-square-foot ground floor will house electric and mechanical utilities as well as a laundry room, employee break room and housekeeping office.

    There will be 33 units on both the first and second floors, with four apartment options ranging in size from 350 to 625 square feet.

    The largest unit, called Diamond, features two bedrooms and a living room while the second largest, 457-square-foot Ruby unit features one bedroom and a living room. There will be two studio apartment options: the 400-square-foot Emerald and 350-square-foot Sapphire units.

    In addition to residential units, the first floor will include a nurse station, pool, theater, bistro, community store, dining room, fitness center, juice bar and mail center. The second floor will have a beauty salon and barber, chapel, library and lounge/game room. Both floors will also have arts and craft rooms, living rooms and covered decks.

    All entrances will be compliant with the Americans with Disabilities Act with at least a 32-inch-wide opening. Around the four-acre property, there will be paths for walking and golf carts.

    The Board of Commissioners approved the project, with certain conditions requested by county staff, and that construction hours be limited to 7 a.m. to 8 p.m., Monday through Friday and 9 a.m. to 6 p.m. on Saturday, with no work on Sundays.

    Commissioner Monique Sheffield, who represents the area, also added that a dumpster enclosure is to be designed to complement the building architecture while meeting all development standards. Dumpster lids must also contain a rubber cushion to reduce noise, Sheffield said.

    why put a senior center here. there are no sidewalks on Bankstone. too many CCPD officers in the area, that don't control speeding.
