    Tax Increment Financing (TIF) is a powerful economic development tool which has been instrumental in fostering growth and revitalization in cities across the country, and Pickaway County. This innovative financing mechanism enables municipalities to stimulate residential, commercial, and industrial development, driving economic growth and enhancing the quality of life for residents.

    A TIF is a public financing method that captures the future tax benefits of real estate improvements to fund current infrastructure projects. When a TIF is set up, the property tax base is frozen at its current level. As development occurs and property values rise, the additional tax revenue generated by the increased property values—referred to as the “increment”—is used to finance the infrastructure improvements benefitting the residents of the area and the development.

    In Circleville, Commercial Point, and Northern Pickaway County, TIF has played a crucial role in expanding residential, commercial, and industrial areas, making these areas more attractive to families, businesses, and manufacturers. By using TIF to fund infrastructure improvements such as roads, sewer lines, and parks, jurisdictions can create desirable neighborhoods, vibrant business districts, and thriving industrial parks without putting a strain on existing budgets.
