    Florida Based Homebuilder to Expand Texas Development with Over 1,000 New Homes

    Lennar Corp., one of the largest homebuilders in the U.S., has registered plans for a significant expansion in the Fort Worth area, with over 1,000 new homes set to be built in the Northpointe community. According to filings with the Texas Department of Licensing and Regulation (TDLR), the Miami-based company is planning to add 1,129 homes in a four-phase expansion, including more than 700 homes in a new section named Northpointe West.

    The development is located in far northwest Fort Worth, near the city of Saginaw, along 9120-9300 Boat Club Road. Construction began in August 2023, and the project is expected to be completed by December 2025. Although Lennar has not provided specific details about the expansion, the TDLR filings offer a glimpse into the company’s ambitious plans.

    Homes in the Northpointe community currently range in price from the high $200,000s to nearly $500,000, according to Lennar’s website. The expansion reflects the growing demand for new housing in the rapidly developing Dallas-Fort Worth (DFW) metro area.

    From the third quarter of 2022 through the second quarter of this year, Lennar began construction on 272 new homes and closed on 447 homes in Northpointe, according to data from Residential Strategies Inc., a Dallas-based residential real estate research firm. As of the end of the second quarter of 2023, the community had 217 developed lots, with another 347 lots in the utility stage of development. In total, 988 additional lots will be developed, 721 of which will be part of the new Northpointe West section.

    The area surrounding Northpointe is also experiencing a surge in new home construction. Just two miles north of Lennar’s development is Cibolo Hills, where Arizona-based Meritage Homes Corp. and Trophy Signature Homes are building new communities. Additionally, Lennar owns land about nine miles from Northpointe that could become a grocery store-anchored retail center, which would include a gas station.

    In addition to the Northpointe expansion, Lennar recently registered plans for another new development in Fort Worth called West Square, located at 2636 Mistwood Dr. The first phase of this project will include 177 homes, with an expected completion date of October 2024, according to TDLR filings.

    Lennar’s continued investment in the DFW area is part of a broader strategy. The company, which operates in 26 states, delivered 73,087 homes across the U.S. in 2023. Currently, Lennar has 209 homes available for purchase throughout the metroplex, reinforcing its presence as a major player in the Texas housing market.

    As the demand for housing continues to rise in the Dallas-Fort Worth region, Lennar’s expansion in Northpointe and other developments highlights the area’s growing role as a key hub for residential construction.
