    Tour Six Luxury Homes at the Novi Home Show: Manufactured Housing Redefined

    This weekend, the Michigan Manufactured Housing Association (MMHA) is showcasing six luxurious manufactured home models at the Novi Home Show, offering a fresh perspective on modern, factory-built housing. Visitors at the Suburban Collection Showplace in Novi will get the chance to tour these homes, each designed to blend comfort, luxury, and affordability.

    Manufactured homes are built in controlled factory environments on steel frames, making them adaptable for placement with or without a permanent foundation once connected to utilities. These homes are delivered in sections and can be installed on private properties or within land-lease communities. According to the MMHA, these homes meet federal standards outlined in the Manufactured Home Construction and Safety Standards Act, enforced by the Department of Housing and Urban Development (HUD).

    For those interested in modular homes, the MMHA clarifies that these structures are also factory-built but are assembled on-site by licensed builders. Modular homes must adhere to state and local building codes, including the State of Michigan Residential Building Code, and must be placed on private property.

    Michigan is a leader in the manufactured housing industry, consistently ranking among the top 10 states for receiving shipments. In 2022 alone, Michigan received 4,934 shipments, followed by 3,212 shipments in 2023.     John Lindley, President and CEO of MMHA, expressed excitement over the showcase, stating, "The manufactured home models featured at this event redefine what’s possible in our industry." Lindley highlighted that representatives from various manufacturing companies, communities, and retailers will be present to guide attendees through the model homes and answer questions about placement options, whether on private land or within communities.

    Starting this Friday, the show will feature models designed with open floor plans, gourmet kitchens equipped with granite countertops, and luxurious primary bathrooms—all crafted by top industry manufacturers. The event will display three single-section and three multi-section homes, ranging from 1,056 to 1,699 square feet, each boasting two to three bedrooms and at least two bathrooms. Prices start at $46,748 for single-section models and go up to $149,999 for larger, multi-section homes, appealing to a diverse audience.

    “These homes provide an opportunity to showcase the breadth of what the manufactured housing industry can provide,” Lindley added. “From an extraordinarily affordable, beautiful single-section home priced at $46,748 to a nearly 2,000-square-foot multi-section home.” He emphasized the efficiency and affordability of these homes, noting that energy efficiency is a key feature. Buyers can expect a quick turnaround, with move-in timelines ranging from 16 to 90 days post-purchase, depending on the model.

    Inside the Novi Home Show: Options and Information

    The event will also feature industry-leading manufacturers, including Clayton, Skyline, and Champion, each presenting their latest designs. For potential buyers considering placing a manufactured or modular home on private property, the MMHA advises checking local zoning requirements for single-family homes.

    For those exploring land-lease community options, Lindley explained that lot rent varies by location and may include services such as property taxes, lawn care, snow and waste removal, utilities, and maintenance of community amenities. "We host these showcases so that people can come out, see, touch, feel, and tour the homes,” Lindley noted, emphasizing the importance of engaging with the homes in person to understand the value they offer.

    The Novi Home Show runs through Sunday at the Suburban Collection Showplace, located at 46100 Grand River, Novi. Hours of operation are as follows: Friday (12 p.m. - 7 p.m.), Saturday (10 a.m. - 7 p.m.), and Sunday (10 a.m. - 5 p.m.). Admission costs $12 for adults, $10 for seniors, and children 12 and under can attend for free.
