RENDERING COURTESY OF MOSSER CONSTRUCTION</figcaption></figure>BY KAREN GERHARDINGER | MIRROR REPORTER — Yarder Manufacturing will begin site work on a 150,000-square-foot corporate headquarters and manufacturing facility at 6232 Monclova Rd. this fall and begin construction in early 2025.The $28 million project will bring an estimated 62 jobs to the Monclova-Maumee-Toledo Joint Economic Development Zone (JEDZ).The project is receiving support from Lucas County and the township.During the October 7 Monclova Township trustees meeting, and again the next day at the Board of Lucas County Commis-sioners meeting, an enterprise zone agreement was approved, providing a 10-year, 60-percent real property tax exemption for the project. This is coupled with a payment in lieu of taxes (PILOT) agreement in which Yarder agrees to provide annual payments to the township equal to what it would pay in property tax revenue, in order to fund the fire and police levies.Yarder Manufacturing vice president Matt Yarder said state and local agencies have been supportive, and that the enterprise zone agreement and PILOT with the township marks the final push for expansion plans.“For nearly 100 years, we have been a community-focused family business that thrives on providing opportunities for hardworking individuals and their families,” Yarder said. “There is no doubt the completion of this project will achieve new heights for our business, the families we employ and the community we call home.”Township administrator Harold Grim said the PILOT and enterprise zone agreement are the same as those signed with Rolled Alloys – a manufacturing facility also in the JEDZ.During the meeting, the trustees also:• Learned that Hillebrand &amp; Sons Construction is expected to begin work on the Monclova Road sanitary sewer from Lose Road to Blystone Ditch by mid-October. The project is expected to take three months to complete, with final grading and seeding done in the spring.• Discussed the recent purchase of the former Hosanna Lutheran Church at 8353 Monclova Rd. This was purchased by the township for $275,000. A report details the condition of the property, including the need for a new septic system to replace a 63-year-old septic tank and leach field. The cost would be about $150,000.Trustees are discussing options for utilizing the building – possibly for meeting space or offices – in order to free up space in the administration building for sleeping quarters for the growing fire department.• Heard that what was formerly the director’s office at the Monclova Community Center has been vacated and renovated to make space for the Lucas County Sheriff’s Office substation.• Approved a street lighting district for Crimson Hollow Plat 11, lots 241-262.• Accepted the withdrawal of a street lighting petition for Stonegate Plat 8, lots 119-137, until spring.• Heard an update on the township’s maintenance department building addition. Concrete floors and piers are poured, and a steel building will be delivered by early November. Two change orders have been submitted: $11,994.09 for additional excavation for an under drain in the retention pond next to Van Fleet Ditch; and $4,679.90 for repairs to exhaust tube outlets, which were found to be deteriorated.• Heard that the Toledo-Lucas County Health Department will hold its Lucas County Regional Board of Health meeting at 8:45 a.m. on Thursday, November 21 in the township meeting room.• Read a report of the breakdown of single-family residential units by ZIP code in the township receiving refuse collection: 3,320, Maumee; 1,461, Monclova; 505, Waterville; 137, White-house and 30, Swanton.• Listened to Chamber Partnership CEO/president Jacob Barnes ask for continued involvement and information about new business developments, as the chamber is working to increase its membership in the township.• Passed a resolution to recognize Troy Bernhard for his service to Monclova Township Fire and Rescue, where he worked prior to joining Perrysburg Town-ship Fire. Bernhard recently passed away due to occupational cancer.• Heard fiscal officer Gavin Pike say that he received correspondence from residents who are not happy about the Board of Zoning Appeals’ decision to turn down a request for a variance for a pickleball dome at the northeast corner of Jerome and Monclova roads.• Heard that a public hearing will be held on Monday, November 4 at 5:30 p.m. to decide whether to allow a zoning change for Richard Jacquette to rezone 1.69 acres at 8300 Maumee Western Rd. from R-B Suburban Residential Planned Unit Development (PUD) and C-1 Neighbo-rhood Commercial to C-1 with an amendment to the PUD. The Lucas County Planning Commission recommends approval, but the township’s zoning commission does not, after hearing from Stoney Creek co-developers Craig Harris and David Schmidt that the change would negatively impact the subdivision’s plans and put commercial right next to residential. Neighboring property owner Jerome Parker also spoke against the change.• Approved the hiring of full-time and part-time personnel in the fire department, which is responsible for handling all Advanced Life Support (ALS) calls now that the county is no longer operating a Life Squad.• Approved the updated Lucas County Multi-Jurisdictional Hazard Mitigation Plan and discussed a need for the township to have a similar plan that addresses any possible scenario, even in the event that a tornado takes out the administration building.• Heard that an acquisition specialist representing Verizon has asked whether the township has property where a 150-foot cell tower with a 100-foot by 100-foot permanent easement could be located, in exchange for a one-time payment of $80,000. Trustees noted that a permanent easement on a quarter of an acre would be a detriment if the township would ever want to sell the property.</div></body>
