Ummmm. Nothing new. In a contract it’s its states what is realtor commission first of all. But now you want them to pay that plus closing cost?

It’s mental gymnastics. Regardless the buyer has always paid for both (unless otherwise outlined in the terms of the contract). On a typical transaction, despite which fees are listed on the seller’s side, the buyer is financing ALL of it. So the buyer actually pays as part of the home price. Under the new rules, home prices won’t change but buyer’s agents will get screwed and buyers will ultimately suffer because of lack of representation. Everything all good and fine dealing directly with a seller without an agent until you close and find out that the seller hid a material fact which will cost thousands of dollars to repair.
