    A $39 Million Oceanfront Mansion Just Set a Sales Record For This South Florida Community

    An oceanfront estate in South Florida has been sold in a record-breaking deal.

    The fixer-upper mansion at 3223 North Ocean Boulevard in Palm Beach County’s affluent Gulf Stream enclave has been scooped up for a whopping $39 million, setting a record for the most expensive home ever sold in the slightly under-the-radar community. The two-acre compound was formerly owned by Debra Levitetz, the ex-wife of Jeffrey Levitetz, the founder of the Boca Raton-based Purity Wholesale Grocers, The Real Deal reported. The previous record was set in March 2022 with the $33 million sale of 3545 North Ocean Boulevard.

    “It is an honor to have represented the highest sale ever for Gulf Stream, surpassing our previous record representations and continuing to solidify this exclusive enclave as one of South Florida’s most coveted locations,” The Corcoran Group’s Candace Friis, who represented the buyer and the seller, said in a statement. “The opportunity for reimagination with this truly unique property is an exciting, one-of-a-kind endeavor that deserves this record price point.”

    The 13,000-square-foot mansion was offered as a renovation project or redevelopment opportunity.

    Built in 1995, the neo-Mediterranean home is essentially a teardown with a coveted 200 feet of sandy Atlantic Ocean frontage. According to records, the Levitetz’s bought the estate together back in 2001 for a cool $12.5 million. Following their divorce a few years later, the deed was transferred to Debra. Altogether, the palatial pad measures a whopping 12,717 square feet and comprises eight bedrooms, nine full bathrooms, and three half-baths. In terms of amenities, the place is decked out with a tennis court and a swimming pool.

    “The exceptional location, substantial size, and breathtaking views of the property make it one of the most exclusive opportunities, not only within Gulf Stream, but the entire South Florida coastline,” added Phil Friis of The Corcoran Group.

    The seaside spread was put up for sale on June 24, 2024, for a staggering $40 million and found a buyer just two days after it was listed. And while some may think that the home traded hands remarkably fast, Candace believes it’s a reflection of the area’s current red-hot housing market. “I think it just is solidifying the exclusivity that Gulf Stream offers,” she told The Real Deal. The mother-son real estate duo also represented the nearly record-breaking $31.5 million sale of 3565 North Ocean Boulevard last year, which at the time was the second-priciest transaction in Gulf Stream.
