    Living large: Top 5 most expensive Bay County homes sold in February

    PANAMA CITY − February brought yet another booming month for the luxury housing market in Bay County.

    Ranging from $1.6 million to $3.15 million, these are the top 5 most expensive homes sold in Bay County during February. Three are located in the Panama City Beach area, while two sit east of the Hathaway Bridge in Panama City.

    The list was provided by the Central Panhandle Association of Realtors, a local organization that oversees about 2,000 real estate agents in Bay, Calhoun, Washington, Holmes and Jackson counties.

    213 Sandyshore Drive, Panama City Beach

    Claiming the top spot on the list is this 3,474-square-foot property that sold for $3.15 million, which was $349,000 less than its asking price.

    Built in 2021, the property features a main house with four bedrooms, three full bathrooms and one half bathroom, as well as a guest house with two bedrooms and two full bathrooms. It sits a short walk from the Gulf in Carillon Beach, a high-end, gated community on the west end of Panama City Beach.

    "It was professionally designed and decorated, and I think the location is premium − just a block from the beach walkover in Carillon," said Debbie Grist, luxury market estate agent for Sand Dunes Real Estate and listing agent for the property. "It's just stunning architecturally. It was very spacious. The interiors flowed. It was professionally designed inside and out.

    "It was just a very special property."

    The property's buyers plan to use it as a short-term rental.

    6314 S. Lagoon Drive, Panama City Beach

    The No. 2 spot on the list goes to this 3,404-square foot property that sold for its asking price of $1.985 million.

    Built in 1982, the home boasts five bedrooms, six full bathrooms and a pool. It sits along the coast of Grand Lagoon in the Panama City Beach area.

    "When the seller bought it, she gutted it and redid it," said Beth Christie, founding partner of Local Insight Realty and listing agent for the property. "When you walk in the house, you have no idea that it was from 1982. ... It is beautiful (and) was sold fully furnished. ... All of the furnishings were exquisite."

    The property's buyers plan to use it as second home and short-term rental.

    1415 Deer Ave., Panama City

    Third on the list is this 3,188-square-foot property that sold for $1.75 million, $220,000 less than its asking price.

    Built in 1957, the property features a main house with four bedrooms, three full bathrooms and one half bathroom, as well as a guest house with two bedrooms, one full bathroom and one half bathroom. It also has a pool.

    The property sits along Saint Andrew Bay in Historic St. Andrews, a community in Panama City.

    "It's kind of elevated over the bay, and so when you stand out back and overlook the water ... it is gorgeous," said Taylor Moorman, global real estate adviser for Scenic Sotheby's International Realty and listing agent for the property. "These specific buyers actually own a condo in Bay Point, have a boat and were looking for something single family. (They) fell in love with St. Andrews and the history and lifestyle you can have there."

    The property's buyers plan to use it as a second home.

    3232 Magnolia Islands Blvd., Panama City Beach

    Coming in fourth on the list is this 6,104-square-foot property that sold for $1.6 million, $380,000 less than its asking price.

    Built in 2012, the home boasts five bedrooms, five full bathrooms, one half bathroom and a pool. It sits in Preserve on the Bay, a neighborhood in the Panama City Beach area that boarders Saint Andrew Bay.

    "What I liked about it was the neighborhood was just kind of serene, peaceful and off the beaten path," said Sara Ochs, a real estate agent for Daniel F Mahaney DBA RealLook and listing agent for the property. "It has a very private feel to it.

    "This had more of an air of just privacy, seclusion. ... (PCB) is a very busy area, and that's fantastic, but it just kind of gives you a little bit of refuge from that and peacefulness."

    Ochs was not sure how the buyers plan to use the property.

    1615 Grant Ave., Panama City

    Closing out the list of the top five most expensive homes sold in Bay County during February is this 6,160-square-foot property that also sold for $1.6 million, $350,000 less than its asking price.

    Built in 1990, the property features a main house with six bedrooms, three full bathrooms and one half bathroom, as well as a guest house with three bedrooms and two full bathrooms. It sits along the coast of Saint Andrew Bay.

    "It was about three acres on Saint Andrews Bay, (which) made it attractive," Alan Graham, senior broker associate for Counts Real Estate and listing agent for the property, said. "The second thing that made it attractive was the elevation. The elevation from sea level of the sea wall went up 16 to 18 feet up to a mound that the house was built on. That's an excellent protection for any hurricanes that come through.

    "To get this large of a piece of property on Saint Andrew Bay is very difficult."

    Graham noted the property was purchased by two buyers, who plan to renovate one of the existing homes and then build two new primary residences in place of the other.
