    Three restaurants, 1 hotel, over 100 residential units and more proposed for Perdido Key

    Perdido Key could soon have a new hub of commercial, residential and hospitality activity following a development project proposal submitted to Escambia County last month named Valencia Square.

    The Valencia Square project proposes building multiple restaurants, a hotel, an office space, single-family townhomes and a multi-family condominium across 50 acres of land in Perdido Key.

    The project was submitted to Escambia County on June 21 and has not been reviewed by the county’s Development Review Committee yet.

    Where would Valencia Square be?

    Valencia Square’s proposed address is 13585 Perdido Key Drive, according to the project’s information form filed with Escambia County, which is the former home of a Best Western motel.

    If approved, the project will be built next to Perdido Key Sports Bar & Restaurant and across the street from Pedros Tacos and Tequila Bar in Perdido Key.

    What could be developed in Valencia Square?

    The developers behind Valencia Square proposed building an array of commercial and hospitality businesses as well as residential units toward the end of the project’s 50.38-acre site.

    The businesses and homes planned for Valencia Square are:

    • A single-story restaurant with 120 seats
    • Two restaurants, each with two stories and 9,006 square feet of space between both businesses
    • A five-story hotel with 110 rooms
    • A 3,200-square-foot office space
    • 49 single-family attached townhomes
    • A multi-family condominium with seven stories and 55 units

    The restaurants and hotel in Valencia Square are planned closest to Perdido Key Drive, while the townhomes will be further in the site and the condominium will be on the site's far-east toward Big Lagoon.

    The removal of a nearby communications tower, as well as upgrades to the site’s driveway connections and its parking lot, are proposed as part of the project.

    Over 500 parking spots are required for the project, but due to potential pedestrian traffic Valencia Square’s developers are requesting a 20% reduction in the parking requirements established by the county.

    An updated Environmental Site Specific Survey will be completed as part of this project as well, according to its information form filed with Escambia County.

    The names of the prospective businesses in Valencia Square, as well as the residential areas, are not yet available.
